  • Ponding zones and evidence of standing water at low points
  • Saturated or compromised insulation shown as a thermal anomaly
  • Membrane tears, blistering, patch repairs and UV degradation (RGB)
  • Outlets, gutters and drainage falls
  • General membrane condition and prior repair history where visible

Probable cause: On balance of probability, consistent with trapped moisture beneath the membrane, most likely originating at the upstand detail.

Recommended action: Recommend a moisture-meter or core-sample check at the upstand junction to confirm before specifying repair or replacement.

How the RAG rating works

Every finding on every survey type is rated against the same published definitions, so a Red on one job means the same thing as a Red on the next.
